Xbox launched a comprehensive sale with dozens of price cuts on various games, including some of the highest-rated titles in its portfolio. The deal offers maximum theoretical savings of over $600, arriving right before the upcoming Xbox Developer Direct.
Since first introducing this show format in 2023, Microsoft has been constantly timing new events with dedicated sales. That trend continues with a fresh wave of discounts that have hit the company's digital store just one day ahead of the 2026 Xbox Developer Direct, scheduled for January 22.

Microsoft's latest sale slashes the prices of many first-party Xbox games
The sale slashes prices on many Xbox First fronts, including Forza Horizon 5 and Fairy tale 3. The ongoing promotion also includes plenty of smaller games from Microsoft's ever-growing publishing portfolio, e.g. Blue dragon and A lost odyssey currently offered for less than $10 each. Purely from a critic's point of view, the current crop of deals comes first Forza Horizon 5 and Psychonauts 2. The former boasts an average score of 92 on OpenCritic, while the latter scored an 89. In addition to being the two highest-rated titles in the ongoing sale, they also offer some of the biggest savings at a combined $75.

Other highly rated titles currently available at a deep discount on the Xbox Store include Forza Motorsport, Keeperand Hellblade: Senua's Sacrifice. All have an OpenCritic rating of 84, offering savings between $4.50 and $35. Most of the trades should last for the next ten days and end on February 2nd. PUSH they are some exceptions, but they are few, like Fight Night: Champion 80% off until January 26th. The critically acclaimed Team Ninja action game Ninja Gaiden 4 it's down to an all-time low thanks to an ongoing sale and is currently on sale for $48.99, or 30% off.
As for the main reason for the newly launched sale, the 2026 Xbox Developer Direct is scheduled to begin on January 22nd at 10:00am PT / 1:00pm ET / 7:00pm CET. So far, Microsoft has confirmed three titles that will be presented at the event: Forza Horizon 6, Fableand Game Freak's Beast from Reincarnation. At least one more game is expected to be revealed. In an interview with Variety last month, Microsoft Studios head Matt Booty said that there are more Xbox games lined up in 2026 than can fit into a single Developer Direct. The note suggests that another product show may not be far behind the January 21st event.
